Before the first booking
We get the property ready to rent: compliant, well photographed and listed where the guests are.
- Tourist licence (VFT/VUT)
We register your property with the Andalusian Tourism Register at no cost to you and tell you what it needs to comply.

Photography decides how many people open your listing; price, how many book; guest care and cleaning, the review they leave. And that review shapes the price you can ask next month. Optimising a single piece rarely changes the result.
That is why we work with a single model: 15% + VAT on what the portals pay you, no fixed fees and no tie-in, with cleaning paid by the guest and the tourist licence handled at no cost.
What if I only want one service?
Some owners prefer to keep handling part of the management and only hire cleaning or guest registration. That is possible. But it is worth knowing that income rises when price, occupancy and reviews are managed together.

What does full management of my holiday rental include?
The 13 services on this page: tourist licence, photography, listings on the portals, a smart lock if the property allows it, dynamic pricing, owner app, key handover, guest registration, 24/7 guest support, cleaning, bed linen and laundry, maintenance and visits when the property is empty. All for 15% + VAT on what the portals pay you.

When and how do I receive the booking money?
The portals pay the money for each booking straight into your account; we never touch it. On the 1st of each month we send you a single invoice with our commission for the previous month’s check-outs.
Who pays for cleaning and bed linen?
The guest pays for cleaning as a fee in their booking. We supply, wash and replace the bed, bath and kitchen linen ourselves, with no extra fee.
Can I use my property whenever I want?
Yes. Block any dates you want for yourself, your family or your friends, letting us know even on the same day and with no minimum number of days, as long as those dates are not already booked by a guest.
Can I hire only some of the services?
Yes. Some owners only want cleaning or guest registration and keep handling the rest. We will explain it with no obligation, although full management is what raises income the most.
What happens if I want to leave?
Give us 7 days’ notice: there is no tie-in. You keep your future bookings without paying us commission, as well as your listings, reviews and photos. It is all in writing in our published contract.

Lo que más valoro es que hacen una gestión integral de verdad: se encargan de absolutamente todo. Desde el check-in y la entrega de llaves hasta la limpieza, el mantenimiento y estar pendientes de los huéspedes a cualquier hora. Ana y David son una máquina, están en todo y te dan una tranquilidad increíble porque sabes que tu casa está en buenas manos.
Si tienes una propiedad y buscas despreocuparte por completo, no puedo recomendar más a Torremolinos Gestión Vacacional. Tengo un apartamento en el centro y, sinceramente, es la mejor decisión que he tomado para rentabilizarlo sin volverme loca. Es un alivio saber que ellos controlan todo: desde el posicionamiento en portales y el calendario de reservas, hasta la limpieza a fondo, el mantenimiento y la atención 24/7 a los huéspedes. Son un equipo que funciona como una máquina, muy resolutivos y siempre disponibles cuando surge cualquier imprevisto.

David es atento, rápido y de una amabilidad increíble, te sientes como en casa desde el minuto uno. El apartamento está impecable, incluso mejor que en fotos: limpio, bien equipado, tranquilo y ubicación perfecta a 5 min de la playa y centro Torremolinos. Como huésped frecuente sé que cualquier propietario que trabaje con David tendrá su piso en las mejores manos.
Magnifique séjour, tout était parfait. L’emplacement est idéal, au cœur de la ville, dans une ruelle très calme. L’hôte est à l’écoute, réactif et toujours disponible en cas de besoin, ce qui rend le séjour encore plus confortable. L’appartement est très bien équipé, on y trouve absolument tout ce qu’il faut pour se sentir comme chez soi. Je recommande sans hésiter !
